I'm looking at a bouquet of flowers that were just delivered.  They are from a past client and friend of mine.  They recently sold their home through an agent that I referred them to.  Although it's difficult to hand our clients off to someone else, sometimes we have to.  In this case, the home was in Idaho.  I've had numerous clients suggest that I get licensed for Idaho, but I've got my hands full with Spokane County :)
 
The best part about referrals is that they have no boundaries.  I can refer someone to another realtor anywhere.  If someone is selling a home here in Spokane and moving to New York I can contact someone for them, explain their preferences, and match personality traits.  Instead of a shot in the dark I can interview realtors for them and help them make a good decision. 
 
So remember, your realtor can help you with any transition regardless of the state in which the purchase or sale will take place.  The greatest compliment is always a referral!

First Time Home Buyers

I've been getting calls from people asking me all sorts of questions about the first time home buyer credit. Did you know that some colleges are teaching it in political science classes? I think that's fantastic. I've got students calling from all over the state as well as out of state wanting to know how it works.

In many cases mom and dad are helping out a son or daughter that only works part time while attending college. But there are also families that have been renting here in Spokane for a few years that are getting the cash too. They've finally decided to buy and guess what? It might not be their first home purchase, but if they've been renting for three years they will most likely qualify too. When they say first time buyer it doesn't necessarily mean the first home purchase of your lifetime.

You'd be surprised how many of these first time buyers have already talked to a lender and the lender didn't mention anything about the $8,000 credit. Can you believe it? If you don't know about the credit and you are approving buyers for a home purchase WHY oh WHY are you in business?! I send buyers to lenders that know their business and keep up with the ever changing market. And the same goes for realtors unfortunately . . . If you don't educate yourself and your buyers and sellers then get off the road!

Have you been keeping track?

I have a list of Spokane homes in my hot little hand provided to me by a certain local bank that is offering rates as low as 4%! The homes range from $159,900 up to $899,000. If 4% doesn't do it for you, I don't know what will! You won't find that on the front page of the newspaper!  Well, maybe...if I called a friend over there and told them about it or called my buddy at KHQ. Actually, on second thought I will keep it between the readers of this blog and my clients.

What about first time buyers? They've got it even better. Great rates and up to a $8,000 tax credit! That includes condos!

I'm working with three first time home buyers right now. Not only will their homes be perfect for them, they will also get a great rate, a tax credit and a good price to boot. You can't beat that!

And sellers???? It doesn't hurt to have an agent that keeps on top of rates and programs out there for potential buyers. For those people that have good credit there is a fabulous opportunity that they should be taking advantage of. Spread the word!

Oh, and if you thinking, "Gosh, 4% sounds great. I purchased my home at a much higher rate." If you aren't thinking of selling call a bank and refinance. If you are thinking of selling call me (of course). If you are thinking, "This sounds too good to be true."  Well, some people recognize a good thing when they see it and others, well others don't see it until it's passed them up.

A New Year, A New Website...a New...BLOG?!

Who am I and why am I blogging? My name is Eva Duncan and I've worked in real estate for 6 years and began my career as a marketing director. I chose Windermere because of their excellent marketing and reputation for raising the bar in Spokane real estate. My business is built on a foundation of trust, honesty, integrity and great client service. Who's isn't right?? Well, you might be surprised, but I digress, I provide my clients with the information they need to make the right decisions whether it is purchasing a home or selling a home. I provide information in a timely manner and allow my clients to take their time in making the right choice. Yes, that means returning phone calls and replying to emails promptly and not being a pushy salesman. There I said it.

The purpose of this blog is to create an open discussion of various topics regarding Spokane real estate. This blog is being established to allow public access to insight into our current real estate market and also to forge an open debate about where our market is heading among other topics. I would hope to be inundated with questions, but one will do for now J

I will also include some stories about what Windermere does as a company. Including how the Windermere Foundation helps children and families here at home and abroad. I will also share my personal experiences of giving back to our wonderful community. Yes, the stories that pull on your heart strings.

And we might share a few real estate nightmares. Everyone has at least one right?

As I'm typing this I just received a package from a client of mine. He clipped out newspaper articles for me to take a look at. These in particular happen to be from the Wall Street Journal. One headline is "Blame Television for the Bubble" and another is titled "Read This Before You Remodel". The remodel one comes with it's own little cartoon with a woman taking a bath and a butler standing over her showing her house plans. A lavishly remodeled bathroom is in the background. My point in sharing this is to give an example of open discussions I would like to discuss on this blog. Have an article that you love? One you hate? One that says a lot but leaves you wondering what the heck they were talking about? Let's discuss it.

You've got your introduction. But I've got to read my articles and report back to my client. He keeps me on my toes.
